THE VILLAGES AT FATE MIXED-USE

The Villages at Fate is a 2019-built Class A mixed-use building in the heart of downtown Fate, TX. There are 18 residential units and 4 commercial units on the ground floor. All of the commercial leases are NNN. The entire building is 100% occupied. The business plan is to capture market rents and hold the property for 5 years. This will yield an 8% pref with a 2.13x equity multiple and 17.4% IRR for our investors. The city of Fate is one of the fastest-growing cities in the state and is located in the wealthiest county in Texas. The city leaders are very growth-minded and are carefully planning the sustained advancement of the city.

MESQUITE MEDICAL OFFICE BUILDING

We purchased this medical office building in Sept 2021. This is a high-quality MOB that was built in 2016 and houses our tenants, Prestige ER and TrueCare Dentistry. These tenants have long-term NNN leases with escalators - the perfect scenario for Medical Office assets. It is a 12,000 sf facility just 30 min from downtown Dallas that serves the medical needs of this high-growth rate community. The MOB asset class offers a very stable return that is “pandemic and recession-proof” since healthcare consumption remains stable during any economic cycle. And leases are guaranteed by the healthcare provider/owner.
